CAGR (Compound Annual Growth Rate) smooths a bumpy real-world investment path into a single steady annual rate — the rate that, compounded every year, would take your starting value to your current value. It's not what happened year by year (real investments rarely grow evenly), but it's the standard way to compare returns across different investments and time periods on equal footing.
CAGR is especially useful for comparing two very different holding periods — a stock held 3 years and a property held 12 years can be compared fairly on their annualized return, even though their total returns aren't directly comparable.
